No. GST and stamp duty are completely separate. GST is a central tax paid to the builder. Stamp duty is a state tax paid to the Tamil Nadu government via TNREGINET. A flat buyer pays both — to different parties at different times.
When exactly is stamp duty paid?
Stamp duty and registration fee are paid online through TNREGINET before your SRO appointment. You cannot pay at the SRO counter. The payment generates a challan that you carry to the SRO.
Are document writing charges mandatory?
No. You can self-draft the deed on TNREGINET at no writing cost. However for complex transactions — multiple survey numbers, co-ownership, mortgaged properties — a licensed document writer or property advocate is strongly recommended.
